Airbnbs IPO may have taken off like a rocket last week but Airbnb is not the last word in home rentals. There are a host of other companies, including Evolve, which has a unique niche in the field. An industry disrupter, it has some of the same backers as brands like Warby Parker and board members like Bob Mylod of Booking Holdings. I had a chance to catch up with Evolves co-founder, Brian Egan, to ask him to define what makes Evolves approach unique for both renters and property owners.
Everett Potter: Brian, in a nutshell, how does Evolve differ from a company like Airbnb?
Brian Egan: To put it simply, Evolve is a hospitality company, whereas Airbnb is a marketplace. Our job is to deliver 5-star experiences to guests staying in our homes, Airbnbs job is to bring supply homes and demand consumers together. This sets up a natural, complementary partnership between our companies. We advertise our homes on Airbnb in the same way that Marriott advertises on Expedia, or United Airlines advertises on Kayak.
Another point of difference is our respective competition. For Evolve, the competition consists of all other properties to rent in the markets we operate in. Those competitors typically include local property managers or individual owners a.k.a. hosts taking a do-it-yourself approach to renting their home.

Fairway One At The Lodge
Barely a year old, this clutch of 30 rooms includes two cottages – named for Arnold Palmer and Clint Eastwood, respectively – that take the already upscale Lodge experience to a new level, created with buddy groups in mind. On top of the high standard of usual accommodations features, the opportunity to tumble out of bed and onto the first tee at Pebble Beach is pretty darn special. It makes the steep tariff – rates for a 4-bedroom cottage setup are just under $7,000 per night – easier to accept.

Vacation Rentals Solved A Different Problem A Decade Ago
Brian Egan, the founder of Denver-based Evolve vacation rental and property management company, remembers before the short-term rental boom a decade ago, when popular destinations worried about entire communities of empty homes that were occupied only a few weeks a year. Vacation rentals kept the lights on in those homes and helped support local businesses with a steady stream of vacationers, he said.
When Egan launched Evolve, communities grappled with the new short-term rental boom and many began installing strict regulations requiring permits and taxation. The then nascent industry supported those measures, working with communities to craft easy-to-follow permitting rules and helping collect and remit lodging taxes.
A decade later, the conversation isnt about managing short-term rental growth as much as slowing or even eliminating vacation rentals, said Egan, whose Evolve manages more than 15,000 short-term rentals, including 1,233 in Colorado. The confluence of overtourism, a labor shortage, a flood of new residents and a housing crisis has mountain town leaders scrambling. And short-term rentals are an easy target, Egan said.
San Francisco-based Airbnb, which reported $4.8 billion in revenue in 2019, sent a message to its hosts in Crested Butte on July 27, urging them to fight a proposed moratorium on short-term rental permit transfers. The moratorium is part of the towns first official emergency declaration of a housing crisis.
A Scalpel Not A Hacksaw
Tom Foley, who tracks traffic and lodging in mountain destinations for Inntopia, has seen a 25% increase in second-home owners using their short-term rental properties for personal use. Hes also seeing near-record tourist visitation at many resort destinations, with lodging reservations at 18 mountain communities in the West for the first half of 2021 up 7% compared with pre-pandemic traffic in 2019.
Foley said destinations across the West are seeing pressures from growing visitation. But there are many angles in those capacity struggles, he said, that include limited parking, limited hotel rooms, growing numbers of second-home owners spending more time in their properties and increased visitation.
There are a lot of different factors here and the challenge is to avoid a knee-jerk reaction, Foley said.
Long-term planning, not banning short-term rentals, is the key to managing tourism, its effects on the environment and the local experience, he argued.
Frankly, Im not sure reducing the number of short-term rentals will do anything, Foley said.
Expedia Group, which owns the short-term rental Vrbo and Homeaway platforms used by thousands of Colorado property owners, is working with many communities across the state. The company is commissioning a report that will examine the impact of more than 4,000 short-term rentals in Summit County, measuring visitor spending, lodging revenue, taxes and how vacation rentals may be affecting affordable housing.

The Catskills New York
Much of upstate New York has a reputation for being far more affordable than anywhere else in the state, and the Catskills are a great example of this. With mountain scenes practically anywhere you go, it’s easy enough to find a home that exudes that rustic woodsy charm.

If Cottages Strike You As Too Pedestrianwhy Not Rent A Castle
The U.S. has its share of nice places to stay, sure, but one thing we’re a little short on is castles. If you prefer to stow your clubs beind a drawbridge or moat or feet-thick stone walls, there are plenty of possibilities across the Atlantic.
In Scotland, you and as many as 13 others could divvy up Dairsie Castle, located just six miles and about a 15 minute drive outside St. Andrews. The structure dates back to the 12th century and was renovated in 1992 by its current owner, who mixed modern conveniences with medieval character in its revival. Dairsie has some royal history, too – King James VI hid out there after the Raid of Ruthven in 1583. Why not play The Old Course and then retire to even older lodgings? Weekly rates this summer topped out at £2,800, self-catered, a stunningly reasonable nightly rate of £33 per person per night, if a dozen golfers were to take up residence.
Castle accommodations are readily available in Ireland as well. For example, you and a few dozen golf buddies could rent out the whole of the 30-room, 16th-century in County Sligo, which would make a good jumping-off point to links like Strandhill Golf Club , County Sligo Golf Club and Enniscrone Golf Club . Markree is a bit more upmarket: high-season rates are £9,000 per weeknight and £25,000 on weekends.
Massive Rental Houses At Reunion Resort
At one point, Reunion threatened to become a poster-child for pre-Recession real estate speculation excesses. But it has weathered the economy, and visiting groups are fortunate for that. There are hundreds of rentable houses on Reunion property, including a quartet of true mansions, each with 10 or more bedrooms. One, aptly named Legends Palace, has 13 bedrooms , 15 bathrooms, a golf simulator, a home theater, bowling alley, game room and outdoor spa and pool. If you can pull together enough people to fill it for a few days or a week, the economics actually work out: the peak-season nightly rate of $3,540 comes out to $265 per bedroom. There’s not a hotel room in America that you can rent for that little that comes attached to such an over-the-top set of amenities and sits on property with three fun golf courses, plus both Disney and Universal less than 20 miles away, each.
