In recent years the Disney Vacation Club Resale Industry has grown and with that so has the affordability through great financing options. Rates on 5 year loans can be found under 10%. Compare that to ten years ago when it was almost impossible to even get a loan in the timeshare resale world. Fueled by competition, in just the last year alone DVC Resale lenders have dropped interest rates on their loans several percentage points. Moreover, for financing DVC contracts only, a few lenders Monera Financial and Timesharelending do not require credit checks. If you decide to become a DVC member, you should know that you cant apply online. Instead, you have to apply to DVC by talking directly with a Disney customer service representative. You can do so in-person on a tour of a DVC property, through a personalized virtual tour led by a cast member or by calling 1-800-500-3990.
Resale Vs Direct Its All About The Money
The reason people look at buying resale is because theyve heard or seen that its a cheaper way in to DVC ownership. And they are correct. Buyers can save anywhere from 35-50% compared to buying direct from Disney. For most people this is a savings of several thousand dollars which is extremely appealing.
Right now a buyer can purchase 100 point contract from Disney for about $20,000 plus closing costs. A 100 point contract, depending on how you use it, can get you a week or so in a studio at most resorts. You may have some points leftover, maybe not.
Compare that to a resale contract on the market right now, 100 points, is going anywhere from $12,500 up to $18,000. Keep in mind that the higher costing ones are usually at resorts that are no longer for sale or are brand new to DVC.
My most recent experience with DVC vs. Resale was an addition to my Aulani contract where I wanted to add 100 points. I visited my DVC rep and he told me that he could add on the points, give me this years points and last years points, that they would be in my account for use the next day and it would cost me $20,000 plus closing. Now a few things to point out: First, when I say this years points and last years points, essentially whats happening is Im getting 100 points from 2021 and 100 points for 2022. My contract is still only 100 points each use year.

How Does Disney Vacation Club Work
What is Disney Vacation Club exactly? And how does it work? Well, its Disneys version of a timeshare essentially. You buy in with an initial contract that has a certain amount of points that you get each year at a Deluxe Disney Resort until the deed on your contract expires. Deed expiration dates vary per resort and we discuss more in depth below.
You get access to book at any of the Disney Vacation Club resorts at 7 months, but your home resort is where you get top priority to book at 11 months out from your trip. The timeshare also includes a use year. The use year is the month in which you receive any new points for the year. For example, if you have a 200 point Animal Kingdom contract with a use year of December, then every December you get 200 points to use. You will also have to have used your 200 points by the next November 30. If you plan to borrow or bank points, you will need to do that at certain times of the year depending on your use year. Having been a DVC owner for over 8 years, Ive learned quite a bit about the DVC membership world. Ive been studying the DVC Resale market for longer than Ive been a member and have seen how its grown and evolved over the years. More on that in a minute. I want to briefly tell you my introduction to the Disney side of purchasing DVC.
I started out like most people by taking a DVC tour from an associate in the parks. It started as a casual conversation and then, with some convincing of free Fastpasses and ice cream I decided to go with them to see a model. I was at Walt Disney World at the time so I ended up at Saratoga Springs Resort.
After a tour of several villas and a showing of all the resorts that DVC offered, I entered the room of despair. After several times of saying no I was finally set free and sent back to the parks to enjoy the rest of my day.
For most people, this is a pretty common experience except for one part: saying no. Most people end up saying yes only to regret it later. And this is where the DVC Resale market comes into play. Luckily for me, I had already looked into the resale market before taking my official DVC tour and knew some of its benefits and price points.
So after having gone through the timeshare scenario with Disney, I knew that buying resale was the best option for me. And this is going to be true for most people.

Other Expenses And Benefits
Remember that the cost of accommodations is actually a small fraction of the overall cost of a vacation. Walt Disney World annual passes for a family of four cost over $5500 in 2021. Meals for a 10-day vacation can easily run $1800 or more for a family. Then you have to account for airfare , souvenirs, bottled water, extra ticketed events such as Mickeys Very Merry Christmas Party, and so on.
DVC members do qualify for some discounts that may help with these additional vacation expenses . They are eligible for the Sorcerer Pass at Walt Disney World, which doesnt cover Christmas and Thanksgiving, but costs around $400 less per person, and they get get some restaurant and merchandise discounts . Also, the villas have full kitchens, which could help a bit with the costs, since some meals can be made in the unit.
DVC members and their guests may choose to purchase a Dining Plan when staying on points at a Walt Disney World DVC resort. The Dining Plans are available to the general public only as part of a vacation package, so this is a nice benefit for those DVC members who like the Disney Dining Plans.
Another DVC benefit: you dont pay extra when more than 2 adults are staying in one DVC unit. This is true whether you use your own points, rent points or pay cash. By contrast, the Disney resort hotels charge extra if you have more than 2 adults in a room. Depending on the ages of the people in your group, this may save you a bit.

Dues Increases Vs Resort Rate Increases
The effect of annual dues increases on the total cost of DVC membership must be considered. One issue to keep in mind is that Disney can increase dues significantly from year to year, subject to a limit of 15% each year and a requirement to charge only for the actual operating expenses and reasonably expected necessary reserves.
A portion of your dues is allocated to a capital reserve fund for major refurbishments. Adjustments are always possible if the projected reserve needs vary from actual experience, although Disney has been in lodging business for many decades and has considerable experience in what long-term costs to expect. Special assessments are possible if something unforeseen occurs .
Here are some examples of historical increases:
- Old Key West Resort, the oldest of the DVC resorts had dues of $2.51 in 1991 and had dues of $7.84 in 2020. That means it has averaged a 3.87% increase, compounded annually.
- BoardWalk Villas went from $3.70 in 1996 to $7.37 in 2020, an average annual compounded increase of 2.79%.
- Boulder Ridge Villas at Wilderness Lodge went from $3.62 in 2000 to $7.78 in 2020, an average annual compounded increase of 3.71%.
Keep in mind, though, the cash cost of staying in one of Disneys resort rooms has also gone up significantly over time, and the cash cost of a resort room starts out much higher than the dues for an equivalent stay.
