Deluxe studios almost always contain a queen size bed and full-size sleeper sofa. These rooms have kitchenettes with a small refrigerator, microwave, coffee maker, and other essentials. They have a balcony , beautiful bathrooms, and cable television.

As you are moving up in size, the next option is a 1-bedroom villa, which sleeps up to five people. These rooms have a separate master bedroom with a king-size bed, a full sleeper sofa, and a twin sleeper chair in the main living room. The living room, kitchen, and dining areas are open, facilitating family togetherness.

These rooms come with fully-equipped kitchens, including a full-size refrigerator and freezer, stove and cooktop, and cooking utensils. The bathroom connects to the master directly and to the main living area as well. Many of them have walk-in showers and separate soaking tubs.

All Disney Vacation Club properties also have 2-bedrooms villas. These sleep up to nine guests. The master bedroom with a private en-suite bathroom has a king bed, the second bedroom has two queen beds, and there is a sleeper sofa and sometimes a sleeper chair in the living room. They have double bathrooms as well.

The Standard Dvc Rooms Are Smaller

Using our example, the studio rooms at Bay Lake Tower are about 300 square feet. A standard room at The Contemporary is 422 square feet.

The DVC rooms do have a kitchenette, which is something the Deluxe Resort rooms dont include.

Guests pay only $19.00 per point for all stays within 7 months and reservations booked beyond 7 months are calculated at $19.00 or $20.00 per point based on the DVC resort.

One issue to keep in mind is that Disney can increase dues significantly from year to year, subject to a limit of 15% each year and a requirement to charge only for the actual operating expenses and reasonably expected necessary reserves.

A portion of your dues is allocated to a capital reserve fund for major refurbishments. Adjustments are always possible if the projected reserve needs vary from actual experience, although Disney has been in lodging business for many decades and has considerable experience in what long-term costs to expect. Here are some examples of historical increases:

  • Old Key West Resort, the oldest of the DVC resorts had dues of $2.51 in 1991 and had dues of $7.84 in 2020. That means it has averaged a 3.87% increase, compounded annually.

Keep in mind, though, the cash cost of staying in one of Disneys resort rooms has also gone up significantly over time, and the cash cost of a resort room starts out much higher than the dues for an equivalent stay.
