Summary Of General Rental Policies
A. The property shall not be used by more than the number of adults and children listed in your reservation.
B. All guests shall abide by Vacasas good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.
C. Pets are not permitted unless specifically noted in your reservation.
D. Renter must be at least 21 years of age . Guests under the minimum age must be accompanied by a parent or legal guardian.
E. No smoking is permitted anywhere on the premises.
F. No commercial photography or filming is permitted on the property. Tents or other structures may not be erected. Use of charcoal grills is not allowed.
G. Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
H. Cancellation Policy: If you cancel within 24 hours of booking, you’ll receive a full refund. After that , if you cancel 30 or more days before the first night of your reservation, you’ll receive a refund of any rental payments you’ve made, minus the booking fee.

I agree. If they’re paying a cleaning fee, I don’t think they should have to do much. I ask that they leave the slept-in beds unmade, turn down the heat if they turned it up, and make sure the doors are locked. I say that doing dishes is appreciated but not required . PS: I don’t have a dishwasher.

I self manage a handful so it gives my maids enough time to clean the entire premises during the same day check-in bookings .I like to make it as easy and painless as possible for my guests, so my only instructions are to lock up on the way out, PLEASE do not forget the pool key, and have a safe flight/ travels back home.
All my units have keypad door entrance, so it makes it very easy for them to get in and out at their own convenience. I do not like the idea of giving checkout instructions . Guests are already paying a rate that includes the cleaning fee, and should be treated with 5 star service the entire stay.

L. Cancellation Policy No Shows. Unless stated otherwise in the home description and unit-specific terms, rental payments are fully refundable for cancellations received 30 or more days before the first night of your reservation. No full or partial refunds will be granted for no-shows or if you cancel less than 30 days before the first night of your reservation, arrive after the first night of your reservation, or depart before the last night of your reservation. Except as expressly provided in this Agreement, no refunds or compensation will be given and Vacasa shall not be liable to you for failure to make the property available for occupancy if the property is unavailable or becomes partially or wholly unusable for any reason outside Vacasas control, including but not limited to adverse weather conditions, natural disasters, mechanical failures, evacuation orders or other acts of government agencies, or utility outages. Since guests get reviewed on cleanliness, most people do things like dishes, even sweeping. I find that if you put cleaning materials easily accessible in the unit, guests will even vacuum. This saves us a ton of tim because as of right now we are cleaning all our properties ourselves. We do outsource laundry, so a company will come and pick everything up, wash and fold it once or twice a week for $1.75 a pound. This helps us tremendously as we have over 20 beds, and when we did the math it is actually cheaper than doing it ourselves.

Its a good idea to set reasonable noise making hours, for example from 9am until 9pm. If it helps, put the blame on neighbors and state that they dont appreciate being disturbed before or after these set times. It never hurts to reiterate that parties and large gatherings are prohibited as well.

I ask guests to leave all linens on the bed, so that the cleaning service can quickly strip them and get them washed. You can have your guests leave their wet towels in whatever spot you would like to designate. I use the bathtub.
