Dvc Cost Vs Paying Cash For Your Resort Stay

Lets say you buy 160 points at Saratoga Springs Resort. For purposes of this example, 160 points would cover 11 nights of vacation in a Saratoga Springs Studio unit: a 6-night stay in Magic Season and a 5-night stay in Choice season. These roughly correspond with regular season for cash pricing of resort rooms.

  • Your dues for 160 Saratoga Springs Resort points are $1,083 in 2020, which pays in advance for points that straddle 2020 and 2021.
  • If you rented points from an owner to stay in a Saratoga Springs studio for the same dates at $19 a point, it would cost you $3,040.
  • Maybe youd be just as happy staying in the least expensive Disney Deluxe hotel room, and youre able to get a modest discount on the hotel room. If you stayed at Wilderness Lodge in Regular Season with a 25% discount, 11 nights would cost you $4,592 with tax in 2021.
  • If you paid the full rack rate charged by Disney to stay in a Saratoga Springs studio for 11 nights in Regular season, it would cost you $5,687 with tax in 2021.

All told, the $1,083 in dues compares pretty favorably to the much higher cost of $4,500+ to stay in a discounted cash room, or even the $3,000+ it would cost to rent the points from an owner.

How The Dvc Resale Market Changed Everything

Meeting a dissatisfied Disney Vacation Club owner is rare. The void of negative reviews across the web is a testament to the quality of DVC the services they provide. However, life-altering events and changing lifestyles sometimes prompt DVC members to sell their vacation ownership. This gave rise to the DVC resale market which enables current owners to sell their DVC points.

As the market developed, Disney continued to raise the cost of ownership, and the price of DVC resales kept pace. Awareness of the DVC resale market grew. With it, demand and prices also rose. This eventually eclipsed the original purchase prices at some resorts.

Copper Creek Villas At Disneys Wilderness Lodge

We now have a DVC Resale business and can help both buyers ...

Copper Creek is our home resort. The DVC villas are located at Fort Wilderness Lodge, which is one of our favorite resort lobbies. These are newly updated villas so everything is modern, although the decor is rustic railroad themed with lots of wood and iron accents. There are two pools the lively Copper Creek Springs Pool with waterslide, poolside dining and kids activities and the more chill Boulder Ridge Cove Pool.

What we liked best about staying at Copper Creek is the amenities of the resort and feeling like we were in the middle of all the action. The resort is located right on Bay Lake and the Magic Kingdom is just a short ferry ride away. You can also hop on the bus and take a short ride to the Contemporary and take the Monorail in to Epcot or Magic Kingdom. The railroad, rustic theme is done really well and almost makes you forget youre in Florida.

Exploring Disney Vacation Club Points

So what gives? How is a single brand able to buck the broader trend of point devaluation?

In short, Disneys brand power extends to DVC timeshare resorts. And though DVCs annual inflation sits higher than most resort brands for both points and maintenance fees , its ever-evolving attractions continue to make DVC one of the most dynamic vacation clubs in the industry. While DVC is certainly not unique in offering spacious accommodations in prime resorts, the power of the Disney brand buoys resale value for owners looking to exit their ownership. What that means for you is real liquidity in an oft-stagnant secondary market.

Take a look at a couple of DVCs resorts: the charmingly picturesque Beach Club Villas, and the tropical oasis of the Polynesian Village Resort. Both feature whimsical design, easy access to Disney theme parks , and a full suite of amenities, entertainment, and dining experiences.

Resale Value: Its The Elephant In The Room For Many Considering A Timeshare Purchase Its Easy To See Ownerships Advantages Compared To Booking Similarly Expansive Accommodations Through Expedia But When It Comes To Resale Many Owners Rightly Worry Their Timeshare Will Make Like A New Car And Lose The Bulk Of Its Value The Minute They Sign On The Dotted Line So Why Is Disney Vacation Club Different

Sam Clegg – Jan 28, 2021

Most savvy vacation owners knowingly go into a timeshare purchase under the premise that their true value lies in consumption. With years of vacations, their initial investment is absorbed, not by reselling with any sort or profit in mind. Timeshares rarely command their purchase price on the resale market.

Disney owners, however, often have the pleasant experience of securing a fairly high price when they decide to sell their points. Theres a host of reasons DVC points continue to capture comparatively high resale prices, like the cost savings of DVC points versus booking directly from Disney resorts. Ultimately, though, theres just something about Disney.

Using Dvc Points Throughout The Year

Like we had mentioned earlier, you can book and borrow points from year to year. You can borrow points from a future year in order to have a more extravagant trip this year, or you can save points bank them in order to use them on a future trip, especially more expensive ones. Being able to bank and borrow is a factor that may make going every year not seem as demanding, and its a factor that can make Disney Vacation Club worth it for some families.

You can also do a one time purchase of points for a special vacation, giving you the ability to take an extra special trip just once in awhile.

You can also do multiple trips in a year if you make good use of the different seasons, and you have enough points that year. You could possibly do an affordable romantic weekend for 70-100 points, and still take a longer vacation at a different time for 100-200 points.

Why Rent Dvc Points

Renting DVC points is like eating filet mignon when you paid for a steak sandwich.

You can generally rent DVC points to stay in a deluxe Disney resort for roughly the same price as booking a Disney World moderate resort. Disney Vacation Club rooms are usually referred to as villas, which means youll have more room and amenities such as a full kitchen and a washer/dryer. Youll also still get all the normal perks of staying in a true Disney resort because you are in a true Disney resort. The perks and space of a Disney Vacation Club rental can make your trip much more enjoyable .

During normal times when these perks are all available, Disney Vacation Club villas give families traveling on a budget a way to access all of the great Disney World perks, such as Extra Magic Hours, Disneys Magical Express Bus to and from the airport and a 60-day FastPass+ booking window. Many of the Disney Vacation Club properties are well located, such as the monorail properties at Bay Lake Towers, Polynesian Village and the Grand Floridian Resort.

Since Disney World has parking fees at all the resorts, an additional benefit for renting DVC points is free resort parking for owners and their guests who stay using DVC points.

Income Is Income According To Uncle Sam

When it comes to the United States, federal and state tax laws consider the amount of money received by an owner in a DVC Rental transaction taxable income. This means that the amount of funds received will need to be reported at the end of the year for tax purposes.

One of the most frequent conversations we hear is whether international ownership or utilizing an intermediary company located outside the United States reduces this tax burden?

According to Uncle Sam, income is income no matter who you are using and what they do or dont report on your behalf. Since Disney Vacation Club properties are located within the United States, all owners must pay taxes on income received. This includes both international owners and those using rental agencies located outside the United States not bound to IRS reporting requirements.

The bottom line is if you are renting your DVC points, taxes are a part of the process no matter who you use or where you are located.

Resale Really Is The Smart Way To Buy Disney Timeshares For Sale

Disney Vacation Club

Buy Disney timeshares advertised on BuyaTimeshare.com and youre paying less per point for your DVC membership, yet giving up very little. During your vacation, youll enjoy most of the same service, discounts, privileges and perks as if you had paid full price for your points by buying from the DVC. Youll also enjoy the same exchange privileges within the Disney Vacation Club resort network as members who paid full price. In planning your Disney vacations and during the time you are enjoying them, no one but you will know you bought resale and saved.

However, we want you to know and understand the limited difference between full price points and resale points, so that you weigh your options and select the vacation ownership product that is right for you.

Buying your Disney points through DVC gives you the additional benefit of using your points at Disney hotels as well as Disney Vacation Club resorts. This benefit also applies only to DVC members who buy their points at full price through the DVC. Lastly, as of April 4, 2016 Disney resale owners no longer receive access to DVC Membership Extras.

Tips For Your Dvc Rental

If you have your heart set on a specific resort and room type, book as early as possible. In Disney World parlance, that means youre looking for someone who has your specific resort as their home resort.

For example, an owner at Bay Lake Towers at Contemporary Resort can book reservations at that property before an owner who purchased at Saratoga Springs. That Bay Lake owner can book at their home resort 11 months ahead of time, versus seven months for owners at other properties.

Virtually all owners who rent points, whether directly or through a broker, charge a home-resort premium . This means youll pay extra to book further than seven months out. If you have flexibility in your dates or desired room types, dont pay this premium. Wait until seven months before arrival to find a slightly more affordable rate.

How Much Do Disney Vacation Club Weeks Cost /worth It

How Many Disney Vacation Club Points Should I Buy? | Buying DVC

I am toying with the idea of bankrupting myself with a DVC purchase. I know the prices must vary according to time of year and size of condo but am unsure exactly what a basic week would cost. The web site is a bit confusing and non-committal.

Does anyone have one of these? Are they good value? Are there ongoing maintenance costs like timeshares? Ups and downs? Are they Chav free? Any comments gratefully received, thanks.

Chinners:

I own DVC and am glad I do. As you note, the number of required points vary depending upon accomdations and season. For example, a two bedroom unit at one of the Disney World resorts is about 30-40 points per night for Sunday through Thursday. Friday and Saturday nights are significantly more costly at 60-75 points per night. The costs for a studio are 12-14 per night for Sunday through Thursday nights and 22-32 points each for Friday and Saturday nights.

There are yearly dues that are in the range of $3-$4 per point. My dues for 200 points at Wilderness lodge run $75 or so a month.

DVC works out great for us. We, like many others only stay Sunday to Thursday to maximize our points.

There is too much information for me to give you here. I would suggest you go to the DVC discussion groups at www.disboards.com where you can learn everything you want to know.

Steve

I am so glad people who actually own time shares are happy with them.

And I’d be happier with one at disney than anywhere else.
