Hilton Grand Vacations has over 50 properties spread across the United States. Their properties differ from the regular Hilton brand hotels in that they generally offer accommodations with more space, larger and a greater number of bedrooms, and ensuite kitchen and laundry amenities.
Note that not all HGV properties are bookable through timeshare presentations, and some properties are only made available at certain times.
Thus far, Ive done a couple of packages with Hilton Grand Vacations in Orlando, and currently have another booked with them for Honolulu. Heres a recap of my experiences so far with HGV.
Perks Of Attending A Timeshare Presentation
I wouldnt dream of sitting through one of these sales pitches if I didnt get something in return. What do they offer?
In three of the five presentations Ive sat through, the main perk was a prepaid debit card loaded with $100 to $150.
In Hawaii, my wife and I each scored Luau tickets that would have cost us $250 or so.
Finally, the Hilton Grand Vacations perk was 25,000 Hilton Honors points plus a huge discount on staying at the property. We stayed 4 nights for $249 in a place that I would value at $200 or more per night if it were a comparable suite in a Hilton hotel.
If youre married, typically both spouses must attend the presentation to qualify for the perks, and the sales pitch will typically last 90 to 120 minutes. Make sure you keep track of time and dont be afraid to remind whoever is working with you that theyre running out of time.
If youre only getting $100 and putting in 3 or 4 hours combined, thats not the greatest hourly rate, so keep that in mind. Youd better have plenty of time on your hands and/or a keen curiosity to learn more about how timeshare programs and how theyre sold. Otherwise, its probably not worth your valuable vacation time to sit through one of these.

What Is A Timeshare
In a nutshell, a timeshare is a shared ownership program in which you may use a vacation property for a set time period every year.
Properties can range from resorts to condominiums to even campsites. They can be a good option for people who have a favourite destination they like to vacation at every year. Theyll have familiar accommodations to return to each time without the hassle of having to manage a fully owned property while they are away.
Most of the big hotel brands that were familiar with have their own affiliated timeshare division. A few well-known examples include the Marriott Vacation Club, Hilton Grand Vacations, Holiday Inn Vacation Club, Hyatt Residence Club, and even Disney has their own Disney Vacation Club.
Generally speaking, there are two types of timeshares: those that are points-based and those that give you deeded weeks:
- In a points-based program, you have a certain number of points each year that can be redeemed against nights at your timeshare.
- In a deeded-week program, every year, you have week of the year that you can use your timeshare.
You do not necessarily need to stick with your timeshare property either. Usually, there is a system or program for owners to swap their property for another destination or property for any given year, building some flexibility into the program.

I AM A PLATINUM MEMBER! 1st – I have loved Wyndham Timeshare resorts for years and have referred them to 100’s of my clients – many have spent over $100k based on my referral! However, this year and last, being especially difficult to travel, due to covid I have booked and canceled a number of times. I was told on more than one occasion that I would receive my points, fees, housekeeping credits and guest passes back. Recently, I tried booking new reservations and was informed that I have no guest passes remaining when I’ve only used about 4 out of 30 this year. I found out that I was told incorrect info and I lost all my guest passes. Now I have almost 1,000,000 points I can’t use!! Their wrong info cost me thousands of dollars!!!! I’ve asked them to fix it nothing so far. My recommendations will stop!!!!

Club Wyndham Timeshare Presentation Scam
Over my adult life, Ive been to several timeshare presentations. But the Club Wyndham timeshare presentation and the gift was the worst. Actually, I consider it a timeshare scam.
Bob and I were at the Grand Prix of Long Beach and Club Wyndham had a booth to spin a wheel to win a prize, including a 7-night vacation. Initially we walked right past it but then we thought, what the hell, we might win the vacation. Well you can guess what happenedwe won the vacation. This wasnt our first timeshare presentation so we knew what we were getting into, or at least thought we knew.

Mention That You Prefer Using Travel Rewards
This is another trick thatll be pretty hard for the salesperson to argue with. Simply tell them that buying a timeshare doesnt make sense for you because you prefer to use miles & points for your travel. Why would you pay for lodging when you could stay at a hotel for free? Theres really no counterargument to that point!

The Sales Presentation Is Required Seriously
Point. Blank.
Period.
The reason they are offering room accommodations for free, or close to it, is to get people to attend their sales pitches. A majority of timeshare purchases are made during these presentations, so timeshare companies know the more people who attend, the more sales they can make.
Listen, they are not playing around with this requirement. If you do not go, your credit card will be charged the full retail price of the accommodations, or a flat fee around $300, depending on the resort. Usually, its whatever is more expensive. You have to hold up your side of this travel deal and cant get out of it.
On the flip side, if you get an offer where you have to attend a timeshare presentation first, THEN theyll fly you out, you dont have too much to lose if you dont show up. Well, except your potential getaway.
Wyndham Timeshare Class Action Lawsuit Alleges High

Wyndham timeshare owners have filed a class action lawsuit against the company, accusing it of lying to customers about benefits and subjecting them to aggressive marketing tactics to get them to purchase useless points.
In the most recent Wyndham Vacation Resorts class action lawsuit, timeshare owners David and Thea DuBose say the company defrauds customers both before they sign on to a timeshare and after they have already purchased one.
They claim the company touts that the timeshares are offered at attractively low prices and destinations around the world will be available to timeshare owners. However, the customers say that in reality, it is almost impossible to book a stay at one of Wyndhams destinations, and it would be cheaper to pay cash for a vacation.
The DuBoses are Georgia residents who say they made their purchase of a Wyndham timeshare on June 23, 2016, in Florida.
They say that while they were on vacation in Panama City, Florida, a Wyndham representative offered them a gift card and encouraged them to attend a timeshare sales presentation.
They explain that they were told the meeting would last only 90 minutes, but instead, the meeting lasted almost all day.
Additionally, a Wyndham sales representative was supposedly assigned to sit with them on a one-on-one basis throughout their time at the resort.
The couple goes on to say they were told they would be able to leave their timeshare to their children.

How Do I Book A Timeshare Presentation
Now that you might be considering one, lets go over how you find these offers and sign up for them.
The easiest way is through each respective clubs website. Usually, there is a phone number or online form to complete for additional information.
Hyatt even allows you to book the package online yourself if you reside in the USA.
Fraud And Misrepresentations By Salespeople
Many of the biggest problems noted in Wyndham timeshare reviews are misrepresentations in sales presentations. Time and again, people complain that sales staff will say almost anything to get someone to sign a timeshare contract. Often, the things they say arent supported by the contracts themselves. By the time the Wyndham owners find out, theyre stuck.
Sales reps often tell potential owners that their timeshare purchase is an investment no different than buying other real estate. Any suggestion that a timeshare is a good investment is 100% false. Youll pay an ever-increasing amount of maintenance fees every year, and timeshare resales are virtually impossible.
And the resale/investment pitches arent even the most outrageous lies that have been told. Owners have reported being told that unused vacation club points will roll over to the next year, but as a matter of Wyndham policy, they dont. Some presenters fail to mention that maintenance fees will increase every year, or falsely tell owners that they can offset those costs.
And then, of course, there is the matter of actually reserving time at a timeshare resort. Some owners simply have not been able to get their vacations scheduled, despite representations that there would be no problem with the process.

What If I Change My Mind
Unfortunately, once you purchase a preview package, they are generally considered non-refundable. There have been scattered reports of people receiving refunds if they no longer fulfill the eligibility for the package, but as always, your mileage may vary and this should not be the expectation.
Once you purchase the package, there is quite a bit of flexibility when it comes to booking. Although the terms specifically say that the timeshare has to be booked within 12 months of purchase, it is not uncommon for them to extend this deadline. I have done this on a couple of occasions myself, even pre-pandemic.
Once you book your package, you can still change the dates, although some programs will charge a change fee. Now with the pandemic, there is even more leniency , although this may tighten up a bit as travel opens up.

Is It Worth Sitting Through A Timeshare Presentation
In that way, you may still need a good timeshare deal. Sometimes you can find good deals when it comes to discounted stay rates and free nights online. Often, you will get offers after consulting phone calls, email and marketing campaigns, or contacting other companies. There are some cases in which your savings might prove to be worth it in the end.
The Less Obvious Problems
Having to give up 90 minutes of your vacation time may not seem like a big deal if you are getting a significant discount, but most people who attend a timeshare presentation report that it was a lot more than they bargained for.

Why I Think Timeshares Are A Bad Deal
Timeshares might be good for some people. I know one couple who bought a timeshare because otherwise they wouldnt bother to take a leisure vacation but since they have an annual maintenance fee they force themselves to go on vacation. I have a relative who has owned a timeshare for several decades and uses her week to treat her adult kids and grandchildren to a week in Florida each year together in a 3-bedroom unit.
The Wyndham deal they offered us after 90 minutes of fluff presentation, was an $11,000 investment for an amount of points that can book 7 nights in most locations anywhere in the world and a maintenance fee of $1,400 per year. To break even on the maintenance fee alone we have to stay in a place more than $200 per night! We never pay that much money for a hotel!.
